Home values across many South Australian suburbs and towns are going from strength to strength, with some areas recording double-digit growth in just three months.

Old Reynella, Glynde and Para Hills West each had more than 10 per cent rises in their median unit values over the September quarter, latest PropTrack figures show.

The southern suburb topped the list with an 11.62 per cent increase to its now $552,492 median, followed by 10.21 per cent for Glynde and 10.17 per cent for Para Hills West.

Ray White Morphett Vale-Christies Beach principal Scott Nowak said there were very few units in Old Reynella so they fetched good prices when they sold, which could explain the surge in value.

“They didn’t need to build many because of the surrounding retirement (village) options,” he said.

“People have bought them early and held them, hence why they don’t come up often – so when they do, they command a pretty good price.

“The ones that have sold have sold exceptionally well.”

North Haven and Melrose Park had the next highest growth for units, with 8.64 per cent and 8.06 per cent respectively

For houses, Glenelg East claimed the top spot with a 9.85 per cent increase over the past three months, taking its median to $1,249,259.

Belle Property Glenelg principal Rhys Digance said homes in Glenelg East were among the most sought after in the area, which was pushing prices up.

“It’s probably as basic as supply and demand,” he said.

“It’s families buying into big homes and big blocks looking for the extra space.”

Mr Digance said Jetty Rd and the beach were still within walking distance of some homes in the suburb, which made it more appealing.

“There are pockets in Glenelg East that are in the Brighton High School zone too,” he said.

Penola (9.79 per cent), Hackham West (9.24 per cent), Murray Bridge (8.71 per cent) and Glenelg (8.61 per cent) rounded out the top five areas with the highest growth for houses.

Clarence Gardens came in at number six after recording an 8.22 per cent rise, which Ouwens Casserly Real Estate Unley agent Daniel Richardson said wasn’t surprising.

He said the suburb – which now had a median house price of $1,008,134 – had become increasingly popular over the past few years for several reasons, including its character homes, proximity to the city and affordable prices compared to surrounding areas.

“Having it come into the Unley High School zone was significant too,” he said.

“It’s not a big suburb, it’s about 1000 homes so people buy and they hold on to them.”

“While the demand is outstripping the supply because of those underlying factors, I don’t see any end to that growth in sight.”

Emma and Isaac Glonek bought their house in Clarence Gardens earlier this year.

They wanted a home that was bigger than their previous unit and had a bit of character – the fact that they managed to get into a sought-after area was a bonus.

“The house had been in the same family since it was built in the 1950s,” Ms Glonek said.

“We were hoping to get into an area that was low supply and high demand – definitely, room for a bit of growth was appealing to us.”

According to PropTrack’s latest home value index, Adelaide’s median property value climbed 2.4 per cent in the September quarter to $689,000 while regional SA’s rose 1.38 per cent to $399,000.
