High-rise restaurant caps off 13-storey Geelong office tower

Geelong’s highest restaurant and rooftop bar will crown a $150m office development launched in the CBD. The leasing campaign has started for the 13-storey project.

Geelong’s highest restaurant and rooftop bar will crown a $150m office development in the city centre.

The campaign has started to secure key tenants for the 13-storey office development, Yale Place, which is Livv Developments’ first foray into Geelong’s growing A-grade office market.

The project at 16 Gheringhap St has received state government planning approval and is a step up from a previous design approved for the site, at the corner of Bayley St, next to Geelong’s civic precinct.

Renowned architectural firm Gray Puksand has designed the building, which includes sleek end-of-trip facilities, an internal vertical winter garden spanning the entire height of the building with balcony retreats on each floor and the rooftop bar and restaurant offering 270-degree bay views.

Strong population growth and a shift to more flexible working environment in regional cities has put Geelong in the frame to deliver a better working environment for employers and employees calling Geelong home, Livv Developments Marc Akkerman said.

“By bringing the best of what the Melbourne CBD market has to offer to a regional area, we see less reliance on travel and more investment in the local economy,” he said.

“Geelong is quickly expanding its footprint as a leading Australian city, and Livv Developments is excited to be part of shaping the future of Geelong both at 16 Gheringhap St and also at our recent acquisition of 15 Avalon Rd (Avalon), due to form part of a future State Significant Employment precinct.”

The building is the latest to launch, after Amber Property Group last month received planning approval for a 17-storey mixed use development Cunningham Place, across the road, including a hotel, apartments, conference centre and retail space.

The Central Geelong Framework Plan has set a target of 16,000 residents and 60,000 jobs in the CBD by 2050.

The city centre presently is home to 2500 residents and 20,000 jobs.

Cordell by CoreLogic figures reveal a $16.2b pipeline of projects either proposed, approved, under construction or recently completed in Greater Geelong, including eight office buildings set to provide workspaces for the 1000 new job opportunities each year.

Colliers agents Chris Nanni and Kevin Tutty have been appointed to manage the leasing campaign for Yale Place, which will comprise 12,000sq m of commercial and mixed use floorspace.

Mr Tutty, who is Colliers’ director of office leasing, said Yale Place was not a traditional office building.

“It’s a place that perfectly balances state-of-the-art workspaces and before and after-hours experiences across 13 levels of A-grade office space with 270-degree waterfront and city views in the heart of Geelong’s business district,” he said.

The sleek end-of-trip are include fitness facilities, saunas, generous bicycle parking and charging stations.

Mr Nanni said developers hope to start construction next year once a pre-commitment target for the project is reached.

Agents are looking to leverage the experience of global accounting firm KPMG in its search for key tenants at Yale Place.

KPMG opened its new office at 60 Moorabool St this year.

“A lot of firms up in Melbourne will have 10, 20 30 employees who are travelling up from Geelong or the Bellarine or the Surf Coast or the western suburbs of Melbourne that might that think why don’t we set up an office in Geelong,” Mr Nanni said.
