Push for high-rise buildings at Glenelg and Keswick

HIGH-rise apartments and commercial developments above 10 storeys could be allowed in Glenelg and Keswick as part of the State Government’s push to redevelop the inner-metro area.

HIGH-rise apartments and commercial developments above 10 storeys could be allowed in Glenelg and Keswick as part of the State Government’s push to redevelop the inner-metro area.

Planning Minister John Rau said the Government would begin consultation on the second stage of its inner metropolitan growth project to promote renewal of suburbs close to the city that were supported by existing infrastructure.

Stage one raised building height limits along major corridor roads that lead into the city — including Greenhill, Unley, Prospect and Port roads affecting the Burnside, Norwood, Unley, West Torrens and Prospect Council areas.

Mr Rau said the second stage extends the project to additional council areas including Holdfast Bay, Charles Sturt as well as extending the stage one changes in other areas.

The Government has identified the area between the Glenelg foreshore, adjacent to the Patawalonga and along Anzac Hwy as a key site as well as the area surrounding the Keswick Le Cornu site west of the Seaford train line.

“We will be working in partnership with local councils to open up further opportunities along major corridors close to the CBD and selected middle suburbs,” Mr Rau said.

“We want to create vibrant communities, housing choice, thriving main streets, reduced transport costs and emissions while protecting character areas.

“Stage one of the project has been extremely successful with more than $250 million of investment in the pipeline at the moment.”

Areas proposed to be included in the second stage include:

INNER and Middle East — Payneham Rd, Fullarton Rd, Nelson St, Magill Rd, The Parade, and Kensington Rd.

INNER and Middle South — King William Rd, Goodwood Rd, Unley Rd, Belair Rd, and Anzac Hwy.

INNER and Middle West — Richmond Rd, Sir Donald Bradman Drive, Grange Rd, Crittendon Rd, and Port Rd.

The Government will begin discussions with local councils to determine the potential for mainly low to medium rise density residential development, up to about four storeys, in suitable locations.

The focus for the rezoning does not extend to residential and character areas.
