Designs for a towering new 28-storey hotel and apartment block are being assessed for a key Adelaide city site with spectacular views over the parklands.
An application has been lodged with Planning SA by 299 Pirie Street Ltd to build the 93.57 metre-high hotel with its 258 rooms.
The hotel plan for 299 to 311 Pirie Street includes a restaurant, bar, and meeting rooms.
Developers also want to build 95 residential apartments with a communal pool, spa and gym.
Leedwell Property sold the land from 299 to 309 Pirie Street in February this year and confirmed the site was formerly the home of Red Cross in Adelaide.
It was sold to a private buyer, but the commercial property agent could not provide further details.
“(The) site is strategically located within Adelaide’s heritage-rich East End and commands breathtaking northern views that extend over the parklands and Botanical Gardens,” is how the site was described by Leedwell Property when it offered the land for sale in two lots.
Planning SA documents show the now cleared site is alongside land owned by the State Government that has approval for a six-storey block of new homes.
No public notification is required during the assessment of the new hotel plan as the site falls under Capital City zoning.
The application was lodged by Zoe Garnaut from South Australian urban planning company Ekistics.
A previous application for 299 Pirie Street lodged by Future Urban Pty Ltd was given planning approval to demolish structures on the site and to build an eight-storey mixed use building to the height of 32.45 metres.
The SA Housing Authority was given its planning consent in June this year to build a 20.5-metre tall apartment block on the southern part of the land alongside the proposed hotel.
Its government public housing design includes 50 studio apartments, five specialist disability homes and a ground floor office building.
The development site is near the corner of Hutt and Pirie Street and adjacent to a 16-storey luxury apartment block built by Wellstone Property.
