A new eight-storey apartment development is set to transform North Adelaide, with approval granted for its construction next to a heritage-listed former brewery malt house.
The tower is set to be built alongside the former malt house of the Old Lion Brewery and Old Lion Hotel, replacing an existing three-storey office building at 183 Melbourne St.
The Old Lion brewery building has been heritage-listed since the 1980s and is one of the few breweries to have survived from the 19th century.
Project director Daniel De Conno from 183 Melbourne St, said the design intends to “open up visibility” to the former heritage building and also refurbish parts of it to “bring it back to its former glory”.
“The design has been intended to complement the heritage building,” he said.
“The existing office building on the site is built hard up against the heritage building, so this design will bring the boundaries back.”
The apartment complex aims to cater for downsizers, families and first homeowners in the surrounding area.
“We’re offering a range of housing options of one, two and three bedroom apartments,” he said.
Three-bedroom apartments will sit atop the upper floors while the lower floors would offer one and two-bedroom apartments.
“We’re really targeting with those upper floors, people that are looking to downsize from the neighbouring suburbs, still live in North Adelaide, but still have all the amenities of North
Adelaide, but not all the upkeep that goes with those older homes,” Mr De Conno said.
“The lower floors are for the first homeowners and young families and people that are looking to start out and get into the market.”
The ground floor will feature a retail tenancy which would look out towards the Old Lion car park, with intention to activate the space and add to the vibrancy of the Lion precinct.
Working alongside Mr De Conno is fellow director Andrew Nunn, who will begin marketing the project in early 2025.
