Nearly 250 new homes will be built at a northern suburbs housing development – and the government has specified how many of those will be affordable.

Nearly 250 new homes will be built in the northern suburbs – and a key road will be extended – as part of the next stage of the Playford Alive community.

The state government is unlocking 16.6 hectares of land to deliver the new homes along a newly-extended Newton Boulevard at Munno Para in a $40m housing project.

Of the 249, 161 will be listed as affordable and have an allotment sale price at or below the affordable price point for land. Currently, that figure sits at $187,650.

Early works on the development project will start within six months, and the construction of the first homes is set to begin in August next year before the first residents are expected to move in from late 2025. The work will support about 150 jobs each year.

The extension of Newton Boulevard to Stebonheath Rd, creating a corridor through to Mark Oliphant College, will be fast-tracked as part of the government’s A Better Housing Future plan.

The government says its investments is “now targeted to be fully offset by sales”.

Housing Minister Nick Champion said affordable housing opens the door for South Australians to enter a market under significant pressure.

“These new homes, surrounded by established amenities and transport links, will help meet growing demand in Adelaide’s north as we address the housing crisis,” he said.

“We’re not just unlocking the land required – we’re putting in place the right infrastructure to support the local community, with new residents able to access a host of housing measures our government has introduced.”

Urban Development Institute of Australia SA chief executive Liam Golding welcomed the announcement.

“The only way to address the housing affordability crisis is through urgent action,” he said.

“Action like stepping in to deliver vital road infrastructure now rather than waiting for lengthy bureaucratic processes.”
