Mental health clinic Ramsay Day Clinic Kahlyn for sale in Magill, offering prime realo opportunity

A landmark hospital on a 1.18-acres parcel of land in the eastern suburbs is on the market, with the future of its services unclear as the land is promoted as a “incredible opportunity.”

A major private mental health clinic whose clientele includes the wealthy and well-known seeking help with drug and alcohol issues is on the market in what is looming as a real estate gold rush – with the future of its crucial services yet to be determined.

Ramsay Day Clinic Kahlyn at Magill has been listed for sale with a starting price understood to be at least $6m – however the huge parcel of land is expected to go for far more.

The 4785 sqm site – 1.18 acres – is on four titles in the tightly held area boasting Penfold’s Magill Estate as a near neighbour and grand mansions nearby.

Options being promoted for development include childcare, community centre or a place of worship such as a church, Sikh temple or mosque.

The 4785 sqm site – 1.18 acres – is on four titles in a prime spot at Magill.

It is surrounded by greenery with landscaped gardens, “providing a serene environment suitable for potential residential redevelopment,” the sales pitch notes.

The facility on Briant Rd opened as Kahlyn Private Hospital in 1988 and has since transformed to the Ramsay Day Clinic Kahlyn offering bespoke mental health care including psychiatric services.

The Advertiser understands its clientele has included the rich and famous seeking discreet treatment during troubled times including for drugs and alcohol problems.

However, the future of the facility, which has 45 consulting rooms and offices, private parking, large gardens and more, remains unclear.

Ray White Norwood is marketing it as an “incredible opportunity” with “significant development potential.”

Agent Joe Hibeljic told The Advertiser there has already been a lot of interest.

“There are some interesting types of buyer looking at it, from developers to alternative uses,” he said.

A spokeswoman for Ramsay Mental Health with operates the facility said information about future care options would be sent to relevant parties soon.

“Ramsay Day Clinic Kahlyn is committed to providing high quality, reliable mental health care to the community,” the spokeswoman said.

“For this reason, we are seeking a more contemporary premises from which to base our operations, which is why we have opted to list our existing facility and move to a new location.

“We are currently determining the best site for the clinic and look forward to sharing this information with our patients, doctors and team members as soon as possible.”

Ramsay Mental Health also operates the 84-bed Ramsay Clinic Adelaide as their flagship facility, with a comprehensive range of inpatient and outpatient services including treatment for depression, anxiety and drug and alcohol dependency.

The sale comes as the state government ploughs millions of dollars into public mental health facilities amid a surge in demand for services.
