Arts hub, microbrewery planned for former Clipsal plant as part of ongoing Bowden redevelopment

AN ARTS centre, auditorium and microbrewery or distillery are among the latest plans for the revitalisation of inner suburban Bowden.

AN ARTS centre, auditorium and microbrewery or distillery are among the latest plans for the revitalisation of inner suburban Bowden.

The operators of the Market Shed on Holland in the Adelaide CBD have bought the former Clipsal Plant 3 building on Gibson St and are transforming it into a multi-use community and retail hub.

Ceres Market Shed Group will operate neighbouring buildings, having already agreed last year to lease the neighbouring Plant 4 building for a market and retail centre.

The transformation of the 1122sq m Plant 3 will create about 20 construction jobs and 20 ongoing jobs.

“This is a great outcome for Bowden, with the highly regarded team behind the Market Shed on

Holland working on an even bigger canvas to offer a range of South Australian food, wine,

produce, arts and craft, music and retail,” Housing and Urban Development Minister Stephen Mullighan said.

“The range of community uses planned by The Ceres Market Shed Group will complement

Plant 4 and become a drawcard for South Australia’s higher density urban infill site at Bowden.”

An IGA supermarket, the development’s first supermarket, is set to open in mid-August next to Plant 4, which will open with a twice-weekly market and some permanent retailers in September. The renovated Plant 3 will follow sometime next year.

Jonathon Kaitatzis, from Ceres Market Shed Group, it was an “incredible opportunity” to run both buildings.

“This enables us to fully integrate and connect both Plant 3 and Plant 4 spaces and incorporate crossovers between businesses, ideas, functions, entertainment and experiences,” he said.

In another advance in the Bowden masterplan, developer Toplace has bought a Park Tce site and plans to build a six-storey apartment building with about 30 homes enjoying uninterrupted views of the parklands.

Toplace director Jean Nassif said he hoped it would be “the first of many more projects in South Australia” for the Sydney-based company.

Almost 250 homes have already been built in the Bowden redevelopment across eight separate buildings, and more than 400 have been sold off the plan since 2012.

When finished the former Clipsal and origin Gasworks site will have 3500 new residents in 2400 homes, totalling about $740 million in private investment.
