A well-known plastic surgeon has made a second bid for a $13m North Adelaide development

A heritage-listed building in North Adelaide is at risk of being demolished, with a top surgeon arguing it was “mistakenly” listed on the register.

A North Adelaide heritage home would be demolished to make way for a three storey apartment complex, under new plans lodged with the State Commission Assessment.

Plastic surgeon James Katsaros has lodged a fresh set of plans for a $13m development on Brougham Place.

If approved, a local heritage place at 92 Brougham Place would be demolished as well as another building.

But Dr Katsaros said two heritage architects told him the home facing demolition was an “anomaly” and should not have been local heritage-listed in the first place.

“The building does not meet the criteria of the listing,” the planning statement submitted on Dr Katsaros’ behalf said.

“It is not an original or Inter-War building. It is in fact a renovation of an existing industrial building with a facade addition.

“It is considered that 92 Brougham Place was listed mistakenly.”

Under the plans, parts of local heritage place 94 Brougham Place would be retained and extended as well as the former Ebenezer Chapel, which is listed as a state heritage place.

The complex, proposed to be named Brougham Place Apartments, would consist of 11 residential apartments, another residence, undercroft parking for 28 cars, 13 bicycle spaces and a swimming pool.

“We are preserving and enhancing the bluestone cottage at 94 Brougham Place, which is local heritage listed, … (and) the state heritage Ebenezer Chapel,” Dr Katsaros said.

This comes as an Adelaide City Council report on January 13 said it does not support the demolition of 91-92 Brougham Place.

An initial proposal for the building, outlining a four storey building, was lodged with the Commission in December 2021 but was pushed back because of it’s height, density and for not complementing the area and streetscape.

Dr Katsaros said the new application comes after changes to the first plans, proposing a three storey building, were approved in October 2022.

“We’ve made this fresh application in an attempt to avoid drawn-out court proceedings associated with the first application,” Dr Katsaros said.

Public consultation is currently open with anyone allowed to submit a representation on the PlanSA website. Consultation closes on February 9.
