62 affordable new homes for Bentley Rd Blakeview housing development

A vacant land parcel will become home to 62 new houses in the with “affordable” prices – and multiple kinds of two- and three-bedroom homes.

A vacant lot in the northern suburbs once set aside for SA Water will be transformed into an “affordable” housing development by the Labor Government – with a catch.

More than 60 new homes will built on the corner of Craigmore and Bentley roads in Blakeview, under the state government’s affordable housing initiative.

Prices start from $586,500 – more than $17,000 above the state’s maximum affordable pricing threshold – for a mix of two- and three-bedroom homes designed for families and individuals.

The South Australian affordable housing price threshold is $495,000 –$569,250 in greater Adelaide and $381,000 –$438,150 in the rest of South Australia.

Land-only price thresholds are $222,750 in greater Adelaide and $171,450 in the rest of the state.

A government spokesman said the development fell within the affordable housing threshold because eligible first-home buyers could access the government’s shared equity home loan option.

“South Australian first-home buyers will be able to access flexible home loans, including low-deposit home loans and shared equity options, through the state government lender HomeStart,” the spokesman said.

“Prices for a Torrens’ titled two-bedroom townhouse with a garage at Prospect Corner (a separate development) start at $650,000. The use of 25 per cent shared equity option would reduce a loan by up to $162,500.”

The 3.25ha development site on Bentley Rd was purchased in 2010 by SA Water for potential infrastructure but has now been secured by the SA Housing Trust to be used for new housing.

Works will create a large natural reserve along Craigmore Rd, keeping the established trees and natural environment for use by residents and locals.

Civil works are underway with expected completion by May 2025 for homes to begin construction shortly thereafter.

Stage one of six is currently available for sale.

Housing and Urban Development Minister Nick Champion said the development would offer new “affordable” homes for low-income earners.

“This Blakeview development is an example of the new Department for Housing and Urban Development working together to deliver more housing for South Australians,” Mr Champion said.
