33-storey apartment tower, planned for Duke of York on Currie St, on public consultation

A historic city pub would be restored, turned into a cafe, and have a 33-storey accommodation building towering over it under a new plan.

A 33-storey international student accommodation high-rise will tower over a cafe inside a historic former pub in Adelaide’s CBD if plans for the project are given the green light.

Melbourne developers TAL GP Projects have proposed ‘The Duke’, a “state-of-the-art” student accommodation tower on the Duke of York Hotel site on Currie St.

The planning documents, now open for public consultation, show the tower includes 34 levels in total and would retain and restore portions of the heritage hotel, which would be turned into a cafe for students and the public.

The tower would boast 450 units and 570 beds, offering a range of accommodation options from one-bedroom studio apartments to larger ones with four bedrooms, and disability access units.

The documents reveal 30 premium open-plan studios; 360, 17sq m studio one-bed rooms; 30 twin-share apartments and 30, 80sq m four-bedroom apartments.

All student accommodation includes kitchenettes, while levels one and 33 would offer shared kitchens, including an outdoor barbecue area and an enclosed rooftop terrace on level 33.

The building would offer shared laundry rooms and “inviting” outdoor and indoor communal spots, including dining areas, a gym, meeting rooms, media rooms, a shared balcony overlooking Currie St and games room.

Nearly 300 bicycles spaces are part of the plans.

TAL GP said the project was a unique opportunity to address the growing demand for

student housing in the heart of Adelaide – while honouring the rich heritage of the Duke of York.

Director Daniel Young said the project team was dedicated to retaining the majority of the heritage-listed facade, including restoring the balcony facing Currie St to its former glory.

The tower would retain the ground and first-floor facade of the Duke of York, doors and windows and nearly 10m of the western facade. A chimney, fireplace and internal columns and beams would be kept.

“We understand the importance of the Duke of York to the Adelaide community,” Mr Young said. “Our project is designed to meet all heritage requirements while providing a vibrant living environment for students. The Duke will not only address housing shortages but will also create inviting communal spaces that foster social interaction.”

Marc Duncan from Adelaide planning firm Future Urban, which is managing the planning process, said his team had consulted with the state government architect to preserve the historical significance of the Duke of York Hotel.

“Our commitment is to honour the past while creating a modern living environment for students,” he said.

Mr Young said the developers were in discussion with Amin Ayoubi, the leaseholder of the Duke of York Hotel and were exploring the possibility of him continuing as cafe operator.

Public consultation ends on November 27.
