$30m Housing Trust apartment complex at Camden Park approved by SCAP, tenders go out soon

Nearly 50 new homes will be built on the site of an old Anzac Highway Housing Trust in a high-density apartment complex that will take up about a third of the available space.
Announced in November, the six-storey building – with 48, two-bedroom apartments – has been approved by the State Commission Assessment Panel (SCAP).
Dwelling sizes range but are roughly about 78 smq, with 8 sqm balconies.
Construction at the Camden Park site in the southwestern suburbs is hoped to be finish within about two years, and the state government will now put the $30m project out to tender.
Extra carparks were added to the complex after concerns about street parking, with space now for about 60 vehicles – one for each apartment plus extra for guests.
About $24m will be funded by the federal government, and the rest by the state.
The vacant 7500sq m site, on the corner of Anzac Highway and Cromer St, was previously home to rows of two-storey Housing Trust dwellings.
They were torn down after becoming “unlikeable” about two years ago, and residents relocated.
The new homes will replace the outdated walk-up apartments and forms part of the broader renewal of Camden Park.
The new apartment building is a higher-density complex and takes up about 2500 sqm on the SA Housing Trust-owned site.
It allows opens up for the site for more high-density housing options in the future across about another 5000 sqm of empty land.
A walking/running trail connects to a local reserve nearby.
Acting Housing Minister Blair Boyer said the Housing Trust would use careful tenant selection for potential residents to lessen the risk of anti-social behaviour.
“We listened to concerns that residents had around parking and have responded by factoring more than enough parking space within the project,” he said.
