$1m Prospect Corner townhouses facing carefully planned park now for sale

Premium townhouses facing carefully designed gardens have hit the market – as have terrace homes in one of Adelaide’s most unique housing estates.

Million-dollar townhouses at the $80m Prospect Corner housing development have hit the market for the first time under the project’s latest sales release.

The architect-designed, three-storey homes face the expansive parkland that takes up the centre of the 2.63ha masterplanned estate in Adelaide’s inner-north.

The townhouses range from $860,000 to $1.05m for the park-facing homes and are on sale from Monday, with a range of fixtures and finishes on offer.

The 208-home Prospect Corner, on the corner of Regency and Churchill roads, includes townhouses and two rental apartment buildings, with 55 per cent affordable housing.

The estate includes BBQ area, outdoor gym, open space, play area for children, public art, and easy access to local pubs, restaurants, public transport and the city.

So far, 38 townhouses have been sold since sales launched in December 2023, 18 of which were affordable.

Peter Gatsios, executive director of residential project delivery at Renewal SA, said the latest stage aimed to meet the varied needs of homebuyers.

“Prospect Corner offers both affordable and premium homes,” he said. “We are pleased to bring this new stage to the market and extend some high-end diversity into the development.”

The townhouse release coincides with start of construction on two affordable rental apartment complexes within Prospect Corner.

Kennett Builders have broken ground on Lots 18 and 59, which will deliver 100 sustainable homes, including studios, single-, two-, and three-bedroom apartments designed by award- winning architects Brown Falconer.

The larger, eight-storey Lot 59 will contain 71 apartments overlooking a newly developed reserve adjoining the central park and the Islington pathway.

Mr Gatsios said Renewal SA was working with Prospect Council to make sure the estate met the “needs of today’s modern living standards”.

“This includes reserves within the Prospect Corner development and adjoining infrastructure, where we are working closely with the council to deliver more street art, dedicated bike servicing areas, rest stops, and easy access to the local train station,” he said.

The five-storey complex located at the gateway of the development on Lot 18 will deliver 29 apartments.

Both apartment complexes are scheduled for completion in late 2025 and will be offered as private affordable rentals at less than 75 per cent of the market rate.

It comes as the first homes for the unique $250m, 300-home Forestville housing project on the old Le Cornu site on Anzac Highway went on sale last month.

Construction starts next year on the first 27 terrace homes for sale, under a partnership between Peet and BuildTec.

Mark Devine, Peet state manager of Peet called it a “large and complex project”.

“From next year you will see new roads, new parks being built in the precinct, and from June next year you will see homes start coming out of the ground,” Mr Devine said.

The first terraces will overlook shared open space and boast luxury interiors filled with natural light, three bedrooms, rooftop terrace gardens, internal courtyards, double off-street parking and provisions for battery storage and EV charging.

Forestville will have six distinct precincts with market square, supermarket, rooftop urban farm, open-air cafes, eateries and specialist retailers.
