ONE of the Sunshine Coast's most lucrative slices of soil has hit the market.

Billed as the last remaining prime riverfront site in Mooloolaba, a vacant, 728sq m block in elite Carwoola Crescent has been listed for sale.

LJ Hooker Mooloolaba's Alan Riley has been tasked with marketing the blue-chip land at 37 Carwoola Crescent.

Situated on the northern end of Carwoola, the land primed for the creation of a dream home fetures 18.1m of deep water frontage on the Mooloolah River.

Surrounded by top-level homes in a tightly held precinct, the options for the site are being marketed as "limitless”.

The position provides a North East aspect and sweeping views of the river and some of Mooloolaba's premier waterfront homes.

The land, tightly held by the current owner since 1974, provided a blank canvas for a sprawling riverfront home.

For boaties, the deepwater access site was only a short trip away from The Wharf precinct and ocean access through the Mooloolah River mouth was also close.

The cafes of the popular tourist town were only a short walk away too.

Mr Riley wasn't expecting the property to last long, with interest set to be strong for such a rare opportunity.

Realestate.com.au recorded 86 house sales in Mooloolaba in 2017.
