No sign of movement on $20m SunLife Warwick over-55s housing estate

A major $20m development of a over-55s housing estate has admitted they are ‘laying low’ despite earlier promises that construction would be finished by 2025. Here’s the latest.

A major $20m project set to redefine living in the Southern Downs appears to have slowed down due to unavoidable council approval processes.

SunLife Horizons, in south Warwick, is a proposed 86-lot development for over-55s, featuring a club house, arts studio, tennis courts and more.

The project was announced in mid-2023, with homes expected to be delivered at the end of 2025.

The project, situated on a 4ha block of land at the corner of Tooth and Cullen streets in southwest Warwick, has been touted as designer living by development group SunLife.

Developers said in 2023 construction was supposed to commence in early 2024, per their timeline, however, there seems to little to no updates to the site.

SunLife developer Tim Wright told this publication last year he was confident the development would have “a number of presages complete as we enter next year (2024).”

The Facebook page for the development is still relatively active as of August 2024, however the page mainly shares local news and events rather than any updates on the project.

SunLife’s Tim Wright said on Thursday the project hasn’t “stalled” but has slowed due to Southern Downs Regional Council development approval.

“We know there's plenty of good demand, so I wouldn’t even call it a hiccup but the development process in the world today with councils and everything else to be honest,” Mr Wright said.

“Where we are at the moment is hopefully pushing hard to get that (approval) going, we have lodged everything, and we can’t start construction until that’s approved.”

Mr Wright said the project has had a lot of prospective sales, and even an open weekend in June of this year which generated a lot of interest.

The developer also said he hopes the approvals are completed by this year, and would “love to break ground by early next year” - but couldn’t confirm anything.

“We’re working through it with council at the moment, we’re doing everything in every avenue to forge ahead with the project,” he said.
