A MAJOR new developer is shifting his family to Cairns with plans to call for construction tenders on a potential 1500-lot new neighbourhood before the end of the year.

Frederik Kroymans now has approvals in place for the first 46 lots of the Pinecrest subdivision in Mount Peter, with an 826-lot overall masterplan in place and significant further expansion on the cards.

The Dutch expat, who comes from a family dynasty of Ferrari and Aston Martin distributors throughout Europe, hopes to start building new blocks early in the new year.

He currently lives in Townvsille but already has a plot staked out for his family the Rocky Creek section of the Pinecrest community.

His wife, Annemarie, has already started drawing designs for her dream house.

In fact, the Kroymans would already have moved to Cairns but the current 0.6 per cent rental vacancy rate has made it a struggle for the family and its two big dogs to secure a new short-term abode.

They have also only managed to secure school placements for two of their children with a long wait likely before a spot opens for the third.

“We actually tried looking but we couldn’t even get a rental,” Mr Kroymans said.

“My daughter said, ‘That’s really good for you, Daddy’.

“I was actually quite surprised at that.”

The developer, responsible for the 91-lot Ross River Estate and redeveloping the heritage-listed Stanton House in Townsville, saw opportunity in Cairns even before the current residential construction rush kicked in.

“When we started, the market actually wasn’t that great in Cairns,” he said.

“My point of view was to have a completely different product in the market that just wasn’t there.

“I heard from my friends living in Cairns that there were not many big blocks that close to the CBD.

“That’s what we’ve tried to cater for, to make it look nice with windy roads.

“We’ve tried to take the best aspects from the nicer developments in Cairns and incorporated them in our development.”

The potential for Victorian and NSW residents to shift north after enduring the stress of COVID-19 lockdowns added another layer of promise to the development.

Pinecrest’s lots range from 609sq m up to 1568sq m, although some blocks as big as 4000sq m have also been drawn.

“I’m a firm believer that if you create a good enough product, priced well, that it will create demand,” he said.

“Even in bad times, I’ve been able to sell in Townsville as well just by delivering a better product at the same prices.”

Mr Kroymans said he hoped to call for tenders on the $550 million subdivision by Christmas with construction to follow as soon as possible.
