Business park proposal for booming Geelong suburb to feature 34 warehouse units, cafe

The latest development proposal for a booming Geelong suburb is now open for public feedback.

A business park featuring 34 warehouses and a cafe will be the latest addition to Fyansford’s evolving landscape if plans before Geelong council are given the tick of approval.

Public feedback is being sought on the proposal for 235-265 Hamilton Hwy after the 9712 sqm site sold in June last year to a group of Geelong investors for $6.5m.

While designed and modelled on a general warehouse, each unit would be capable of accommodating a range of uses, including office space, consistent with the site’s industrial zoning.

It is planned for each unit to be 8m high, with some incorporating a mezzanine floor.

With almost 100m of frontage onto Hamilton Hwy, the site, 6km west of the CBD, sits just off the Geelong Ring Rd and would be accessed via two entry points on a service road.

“The layout, as illustrated in the site plan provided, entails the development of the industrial units along the east, west and southern boundaries and a small number of units located centrally in the site to enable the development of a loop road to access all units and provide vehicle access through the site in a forward direction from and to the Hamilton Highway service road,” the plans state.

A spokesman for the developer, Fyansford Development Pty Ltd, said despite the plans not yet being approved, there was already strong interest.

“There’s been a lot of phone calls, people expressing interest … a lot of calls,” he said.

“We’re getting closer (to approval) and we want to do something spectacular.

“The area is fantastic and I think we need to get moving into the newer areas, which this is, and I think there’s big plans afoot around the old pub area too I believe, with shops and stuff like that.”

An adjacent 2025sq metre site at 275 Hamilton Hwy was sold for $685,000 in October 2018 and developed into seven industrial warehouses that were all leased prior to construction being completed.

The Gen Fyansford residential development – a joint venture between ICD Property and Thailand’s Supalai – is Geelong’s largest infill land estate.

According to the company’s website, more than 400 families already call Gen Fyansford home and upon completion “in roughly 2025” the estate will contain approximately 1200 homes.

Cotton On co-founder Nigel Austin purchased 6.23ha of land across two Hyland St sites from the developers for $7.15m in June 2021.

The 4.79ha property at 35 Hyland St is predominantly zoned Commercial 1, while 51-59 Hyland St sits on 1.44ha and is entirely zoned as Mixed Use.

The two sites have the potential for a range of uses, such as a supermarket, specialist retail, commercial and community facilities, plus options for a mix of medium and high density residential, as approved by Geelong’s council in a masterplan for the town centre.
