Why a $30m housing estate plan for Football Park has failed to excite Charles Sturt Council

DESIGNS for a $30 million housing estate next to the Football Park redevelopment are “too visually dominant”, do not include enough car parks and open space and should be rejected by the state’s development authority, Charles Sturt Council says.
The council’s Development Assessment Panel last week discussed a staff report on plans from developer Rivergum Homes.
The developer wants to build 73 homes at the corner of Frederick St and West Lakes Boulevard, at Royal Park — opposite Football Park.
Some of council’s concerns:
A SHORTFALL of 24 car-parking spaces
A LACK of private backyard space
THE design is “out of character” with local suburb
THREE-storey apartments are set too close to Crighton Ave and Arnold St
The staff report stated the proposed development had a shortfall of 24 car-parking spaces and a lack private backyard space.
It also noted the three-storey apartments were set too close to Crighton Ave and Arnold St, resulting in a “visually dominant built form” that was “completely out of character” with the suburb.
Panel members agreed with the assessment and voted unanimously not to support the plans, which will now go to the State’s Development Assessment Commission for approval.
Panel Chair Stephanie Johnston said the council’s position would “send a strong message” to the Development Assessment Commission.
Rivergum Homes announced plans for the estate — named The Boulevard — in May and expected it to be on the market by September.
The 9400sqm estate, to include 50 terrace houses and 23 apartments, is set to be built in four stages in the next two years.
A Rivergum Homes spokesman said he was confident the development would be approved.
