Tennyson dominates top 10 house sales in Adelaide’s western suburbs in 2020
Ocean views, luxury designs and high-end living are just some what’s on offer in the top 10 most expensive homes sold in Adelaide’s west in 2020.

Tennyson has been the star performer for high priced real estate in Adelaide’s western suburbs this year – with half of the top 10 listings coming from the suburb.
Martin Real Estate director Colin Martin said it was not surprising that Tennyson was such a strong performer.
“It’s the most tightly held coastal pocket of real estate in the state,” he said.
“There isn’t anywhere else that offers the same opportunities Tennyson offers – living right on the beach front and being so close to the CBD.”
Toop&Toop sales partner James Campbell said there was good interest in Tennyson from eastern suburbs residents wanting a sea-change.
“As well as being right on the beachfront, Tennyson is so close to other popular suburbs like Henley Beach and Grange,” he said.
Booth & Booth Real Estate sales partner Jamie Brown said while in the past, buyers tended to look for beach homes on the Fleurieu Peninsula, in areas such as Port Elliot or Victor Harbor, they were now looking closer to Adelaide.
“With lifestyles being so busy, people are buying beach houses locally,” he said.
Mr Brown said Tennyson, Henley Beach and Grange were consistent performers and would continue to set the pace for western sales.

293 ESPLANADE, HENLEY BEACH
Price: Undisclosed
The 1915 ‘Tiverton’ villa on the Esplanade at Henley Beach is believed to be the west’s highest selling property for 2020.
While the selling price was never publicly disclosed, the house is believed to have sold for more than $3 million.
Only four owners have been able to enjoy the home’s amazing views in its 105-year history.
The property’s features include a protected terrace veranda overlooking the beach, gas-heated lap pool, large wine cellar and three-car garaging.
17 SEAVIEW ROAD, TENNYSON
Price: $2.93 million
Selling in February this year, 17 Seaview Road at Tennyson made just shy of $3 million.
But looking at the stunning views from the 5-bedoom property, it’s not hard to see why.
The home’s features include a wine room, upstairs laundry chute, ducted vacuuming and security system with CCTV.
83 ESPLANADE, HENLEY BEACH SOUTH
Price: $2.875 million
Settling only this week, the home at 83 Esplanade, Henley Beach South, went for an impressive $2.875 million.
The beachfront residence, with tiled, solar heated pool and home theatre, was constructed in 2007 by award-winning builder Creative Structures.
It is well suited to anyone that loves alfresco dining, with an outdoor cooking area featuring a built-in Weber BBQ and kitchenette, with granite benchtops, sink and built-in fridge.
71A SEAVIEW ROAD, TENNYSON
Price: Undisclosed
Located directly on the beach at Tennyson, 71A Seaview Road, sold for an undisclosed sum, believed to be in the high $2 million-mark in February.
The home was built by celebrated Adelaide builder David Cheney.
It features a grand “Gone with the Wind”-style staircase and three-car garage, as well as views that would be hard to find anywhere else.
429A ESPLANADE, GRANGE
Price: $2.8 million
The top selling property in Grange this past year was this home at 429A Esplanade, making $2.8 million in June.
Built and designed by Beechwood Homes, the property even features a 5-person lift from Sweden.
But the uninterrupted beach views of the Grange jetty are the real selling point.
13 TENNYSON HEIGHTS COURT, TENNYSON
Price: $2.7 million
This home at 13 Tennyson Heights Court sold for $2.7 million back in January.
Dunes are the only thing separating the property from the waterfront.
It features six bedrooms, three bathrooms, a three-car garage and a family size pool and spa.
429 ESPLANADE, GRANGE
Price: $2.69 million
Making $2.69 million in November, this home at 429 Esplanade in Grange has the views that make buyers willing to pay top dollar.
Features of the home include a built in external kitchen in the south-facing terrace with a Ziegler & Brown stainless steel barbecue. And no home of this calibre is complete without a beach shower.
37 SEAVIEW ROAD, TENNYSON
Price: $2.495 million
Fancy being able to wander straight off a beach path to your home? This Tennyson property allows its lucky owners to do just that.
The 37 Seaview Road property sold back in March for $2.495 million.
The beachfront residence, built circa 1935, has a big block size for waterfront land at 673 sqm and also boasts 15.24m frontage.
51 MOSELEY STREET, GLENELG
Price: Undisclosed
A Victorian villa located metres from the beach at Glenelg, “Summerlea” sold for an undisclosed amount believed to be more than $2 million in November.
One of the biggest selling points of the house is the fact it is located on a large corner allotment of 965 sqm.
The character home was built in the 1880s and had been used as a doctor’s surgery in the past.
33 SEAVIEW ROAD, TENNYSON
Price: Undisclosed
The property at 33 Seaview Road at Tennyson was sold in September for an undisclosed amount, believed to be $2 million-plus.
The three-level beachfront residence features a pool and spa, courtyard and roof top garden.
It also boasts five carparks and an underground cellar.
