Plans lodged for apartments on suburban street in Plympton

An “unsightly” five-storey apartment building could be built on a suburban street full of single-storey homes because it falls into zoning designed to boost high density development on Anzac Highway.

Plans for a five-storey apartment building in the middle of a suburban street have been lodged with the State Government’s development panel.

The development at the corner of Gray St and Glenburnie Terrace, Plympton, surrounded by single-storey homes, would have 32 two-bedroom apartments.

The block — a street back from Anzac Highway — is zoned as an “urban corridor” and is subject to the same height restriction as the main road, which allows a maximum of eight storeys.

A single-storey building with two units currently exists on the site.

A report to the State Commission Assessment Panel, prepared by planning firm Future Urban, conceded the area was characterised by single storey homes but “the Sorrento Meridian Serviced Apartment buildings, of five and nine storeys, are also a notable element”.

“These buildings front Anzac Highway, but are visible from Gray St, Glenburnie St, James St and Netherby St,” the report read.

A nine-storey building was recently approved at 200 Anzac Highway, just south of the Glenburnie Terrace site, and a three-storey block was given the green light at 181 Anzac Highway.

One carpark would be provided for each for each apartment as well as four visitor parks.

The development has been classified as category 2, meaning only those directly opposite the property have been notified of the application and have the right to make a submission against it.

West Torrens councillor Simon Tsiaparis, whose ward includes Plympton, said the development was “unsightly” and “definitely not” appropriate for its location.

“I personally think the urban corridor should be along Anzac Highway only, not the streets behind,” Cr Tsiaparis said.

“If it was on Anzac Highway and facing Anzac Highway, it might not be too much of an issue with this is basically in the middle of suburbia.”

He said Gray St already had issues with flooding due to new development and properties were being sprayed with water from the road whenever it rained.

He also believed parking was inadequate.

The plans are out for public consultation until Wednesday, August 21.
