Five-storey apartment complex to be built on the Hilton Hotel’s existing carpark

A five-storey residential complex will form part of a $12m development that’s been approved next to a prominent western suburbs hotel.

A five-storey apartment complex will be built on the Hilton Hotel’s carpark, facing Sir Donald Bradman Drive, as part of a $12m overhaul of the site.

West Torrens Council’s assessment panel approved plans by Franzon’s Hilton Hotel to build the complex, which will have 28 two-bedroom and two three-bedroom apartments and a basement carpark with 39 spaces, at a meeting on Tuesday night.

Under the plan, the hotel’s existing bottle shop on South Rd will be demolished and replaced with a shop on the ground floor of the new building. Its hours will remain the same.

Houses at 3 and 5 Mallen St will be demolished and initially used as a temporary carpark while the apartment complex is being built, before eventually being replaced by four townhouses.

The site of the current bottle shop will be turned into a new public carpark, with 110 spaces.

Access to the apartment complex and the Hilton Hotel will be via Mallen St or South Rd, towards the northern end of the site.

The facade of the apartment complex’s first and second storeys will be red brick, to complement the exterior of the neighbouring hotel.

A material with a “light weight appearance” will be on the outside of the upper levels.

A report by planners Future Urban said this, and recessing the development’s fifth storey, would help to create the appearance of a three-storey building when viewed from the street.

Concerns raised during public notification included the building being too high, its design being out of character with the area and that the development failing to consider the existing on-street parking restrictions.

However, the report to the panel said the building had been “thoughtfully designed” having regard to residential development on Mallen St and to the nearby retail outlets on Sir Donald Bradman Drive.

There will be no change to the hotel as part of the development.

The Hilton Hotel declined to comment.
