THE State Government has revoked ‘open space’ zoning on Flagstaff Hill Golf Club to make way for the first retirement village integrated with a golf course in South Australia.
Planning documents for the $40 million village, to be developed by Living Choice Australia, should be lodged with Onkaparinga Council within the next month.
The golf club agreed last year to sell part of its land along Memford Way to Living Choice to clear existing debt and make it more financially stable.
The open space classification, which did not allow residential housing, was established when the golf course was built in 1967.
Davenport state Liberal MP Steve Murray said the club had been an important part of the community for many years.
“The end result is a momentous step in the journey to where this club wants to go and will ensure its future viability and provide more opportunities for young people,” he said.
As part of the deal, Living Choice will renovate the golf clubhouse to include an indoor heated pool, cinema, refurbished restaurant, bar and coffee shop, licensed deck, golf simulators, juniors’ lounge, gymnasium, hair salon and library.
The retirement village will have 42 villas and 108 apartments for 200 residents.
Simon Channon, of town planning firm URPS, said the zoning shift would allow applications for land division, clubhouse alterations, villas and apartments to go ahead.
Barring any complications, he expected building would start within 12 months.
Living Choice general manager Jason Sack said there had already been strong inquiry for the retirement community.
“Living Choice already has a great track record with nine operating villages in three states, including the award-winning Fullarton village and the Woodcroft village, where we have just opened a $7-million leisure centre,” he said.
