Ten-year housing project in Gawler East to create around 1000 jobs, developer says

The second stage of a huge $500 million development in Adelaide’s northern suburbs has been approved, which will create about 1000 jobs during construction.

A $500 million housing development at Gawler East will create more than 1000 jobs, its developer says.

The second stage of Springwood Estate, which includes the creation of 1400 allotments, has been approved by the State Commission Assessment Panel.

Industry figures and civic leaders say the project will deliver a jobs boom for the region.

About 400 homes have already been build on the Calton Rd as part of stage one of the development by Arcadian Property.

Stage two will also include a “village centre” with a 24-hour service station, supermarket, speciality shops, childcare centre, cafes and restaurants, plus a private primary school and about 70ha of open space.

The project is expected to take 10 years to complete.

Springwood Estate project director Warwick Mittiga said the approval, granted last week, would create about 1000 construction jobs, while the retail and educational elements would lead to about 200 full-time jobs.

Master Builders Association SA chief executive officer Ian Markos said the building industry was “absolutely ecstatic” about the second stage being approved.

“This long-term project is of significant size and will be a shot in the arm, creating jobs,” Mr Markos said.

“It is great news for not only the economy, but also South Australian families who now have the option of owning their own home in an exciting new community.

“Despite a trend towards infill development, there are still plenty of South Australians who want a larger block with a backyard for their kids to play in.”

Planning Minister Stephan Knoll said the development would create and support “hundreds and hundreds of jobs” in and around Gawler.

“Developments of this size are a big vote of confidence in the South Australian economy and help underpin jobs in the construction and housing industry,” Minister Knoll said.

Gawler Mayor Karen Redman said the project would deliver significant economic benefits to the region and new homes for about 5000 people.

However, she said “critical infrastructure” was needed to support the plan, including the $60 million Gawler East Link Rd which is due to be completed this year.

Mr Mittiga said prices of new homes would range from $340,000 for a two-storey, three-bedroom house to $545,000 for a four-bedroom property.

“The scale of Springwood allows us to ensure we offer real choice to buyers and offers homes at every price point,” he said.

“We attract new residents from first-home buyers through to expanding families and downsizers.”

He said more than 1500 new trees would replace 40 significant trees and 47 regulated trees removed to make way for the blocks.

Planning control of the entire development – which straddles Gawler East and Kalbeeba – was taken off Gawler Council late in 2018 and handed to the Co-ordinator-General.

Mr Mittiga said the development would be complemented by the electrification of the Gawler rail line and the Northern Connector road project.

Arcadian Property is also building the $16.5 million Third Avenue development at Everard Park.
