Six-storey retirement village approved for Modbury

A new retirement village which includes a six-storey residential building has been given the go-ahead in Modbury.

A six-storey residential building on Smart Rd, Modbury, has been approved by Tea Tree Gully Council.

Part of a $42.5 million retirement village plan including four-storey independent living accommodation, the council’s assessment panel approved the application from ECH on Tuesday.

Slated for 85-89 Smart Rd, the development will include a privately-owned Montessori childcare centre for up to 60 children, consulting rooms, a cafe, fitness studios and community garden.

The Messenger revealed in December last year ECH’s initial plans included a six-storey and three-storey building.

The second building has now increased to four storeys, with a council report stating the new plan “will not cause any amenity impacts and will not appear out of place within the zone”.

The Messenger understands the six-storey building — containing 60 two-bedroom living units — will be constructed on a slope behind the four-storey building.

It also includes two levels of basement carparking, with 89 spaces in total.

There will also be 17, two-bedroom independent living units in the four-storey building.

Work is expected to begin on the development before the end of the year and be opened by early 2021.

ECH chief executive David Panter said the project would provide “apartment-style” living with a village atmosphere.

“One of our aims was to avoid hotel-like corridors so we have specifically designed the entrance to each apartment to include a front porch and screen door to ensure it creates a neighbourhood feel,” Mr Panter said.

ECH purchased the 9800 sqm former O-Bahn car park in the middle of 2016.
