Paradise X Convenience service station approved for Lower North East Road location

The company behind X Convenience says a new service station on Lower North East Road will add character to the area – and four homes will be demolished to make way.

Four houses will be demolished for an X Convenience service station in Paradise which the company says will “greatly improve the character” of the area.

Campbelltown Council’s assessment panel approved the $3 million application from Andrash Commercial Paradise Pty Ltd on Tuesday to build the servo with a car wash and six fuel pumps on the corner of Lower North East Road and Mitchell Street.

It plans to operate from 5am to midnight, seven days a week.

The properties were bought out by the company before the application was lodged.

However, the plan drew several objections from local residents who live next door.

They had concerns with anticipated noise, smell, dust and light spill issues and the proposed hours of operation.

“Residents of 696 Lower North East Road will be inconvenienced by being blocked

from exiting the grounds during morning peak hour. Will cause accidents,” a council report read.

“(There are) already many car accidents in this area and the proposed development will only

exacerbate the possibility of many more to come.”

However, the company said the proposed land use would “sit comfortably on the under-utilised land providing employment and a service to the community” and add “character” to the area, the report showed.

“The proposal will have an acceptable impact on the amenity of adjoining residential

properties in terms of noise, and air emissions,” it read.

“The proposal is compatible with surrounding land uses and is not considered to

adversely impact the future development of the locality.

“Compared with the continuation of the site with older dwellings, the proposal is

expected to greatly improve the character and amenity of the area.”

Works are expected to start in early 2021.
