Nearly quarter of a billion dollars to be invested in Modbury following zoning changes

THE almost a quarter of billion dollars in private development in the pipeline in Adelaide’s north east shows a confidence in the region, community leaders say. Here’s where things are going gangbusters.

NEARLY a quarter of a billion dollars in private development – which is set to create about 1500 jobs – is in the pipeline for Modbury.

Tea Tree Gully Council documents show $230 million in projects is slated for private land in and around Modbury, including a major upgrade of Tea Tree Plaza, Datacom moving into the Tea Tree Gully TAFE campus and a new aged care home along Smart Rd.

To make the district more attractive to developers, the council plans to make a play for a share in $25 million in State Government funding set aside for local government infrastructure projects. It wants to improve roads and transport, and increase sporting grounds.

The council document shows more than 1500 jobs will flow from the developments.

Tea Tree Gully Mayor Kevin Knight was keen to see Modbury’s momentum build.

In the past, he has outlined a fast, efficient O-Bahn system and upgrade to Tea Tree Plaza as key ingredients for growth and investment in the area.

“We need to keep that (momentum) going,” Mr Knight said.

“That’s the thing about South Australia, not just with this council but everywhere, we start things but we never seem to finish them.”

The council is already planning to rezone major intersections in the district, such as North East and Hancock roads, following on from a major rezoning of Modbury that allows buildings up to five storeys high in some parts of the suburb.

It wants to use any extra cash to improve sporting grounds in the district and has an application for new building and development rules – designed to cut red-tape – with Planning Minister John Rau.

North East Development Agency chief executive officer Joanne Munn said the development figures were a sign of confidence in the district. Ms Munn said more benefits would flow with increased investment in the region.

“More State Government funding would definitely attract and encourage more private investment for Modbury,” she said.

Money from the State Government local government infrastructure fund would go towards the $4 million Modbury Precinct Plan, $1 million worth of upgrades to Modbury Sporting Complex and $700,000 redevelopment of Hope Valley Oval.
