Luxury retirement plan has rooftop dining, chauffeurs: The Brougham, in North Adelaide

A NEW retirement village planned for North Adelaide could take the mantra of being South Australia’s poshest from one in the eastern suburbs.

NORTH Adelaide will be home to one of the fanciest retirement villages in the state following the Development Assessment Commission’s approval of a $200 million development last week.

The Brougham, between Brougham Place, O’Connell St and Ward St, will offer retirees spacious residences and sweeping views of the city, and feature rooftop dining and a chauffeur service.

It will include more than 90 high-rise apartments across three buildings from nine to 16 storeys.

A fourth building will have 100 serviced apartments including ground floor shops, restaurants and cafes.

However, the approval has split North Adelaide’s two community representative groups.

North Adelaide Precinct Association president David Johnson has welcomed the approval while North Adelaide Society Chair Ed Briedis said the project was not appropriate for the area.

“Any increased residential development is a benefit to O’Connell St, there’s no question about that,” Mr Johnson said.

“Those people will need to shop and go places and will utilise the strip which will be very good.

“But I am a little concerned about the aesthetics of the building as I would’ve thought the architecture should be a little bit more suited to the area.”

Mr Briedis said he could not support a 16-storey building in North Adelaide.

“We don’t for a minute think what’s been proposed is appropriate,” Mr Briedis said.

“It’s the bigger developers in town getting their way and causing grief to the historic character of North Adelaide.

“Four towers of that size will sit very uncomfortably with the heritage listed buildings on Brougham Place.”

The Brougham’s retirement living consultant Loretta Byers said the development was a “once in a generation opportunity to retire in the city’s best suburb”.

She expected the development to be built under the Retirement Villages Act, which meant only people over the age of 55 could live there and homes were not available to rent.

“Research from a demographic study pointed out there’s a lot of the older population living in that (innernorth) catchment area and there’s nothing accommodating their retirement needs,” she said.

“We expect people to come from a five to 10km radius, so from the northeastern suburbs like North Adelaide, Medindie and Walkerville.”

The Brougham is expected to go to the market in late 2016.

Prices for two bedroom and three bedroom apartments are expected to be between $750,000 and $1.5 million.
