A new Officeworks, medical centre and fast food restaurant would be built under new plans for a prominent North East Rd block that has sat vacant for years.
The land, at the corner of Wandana and Grant avenues, Gilles Plains, would also include nine homes facing Burman Ave.
The development – one of many proposed for the site over the past decade – has been sent out to public consultation because the block is within a residential zone.
An Officeworks store currently about 200m further down North East Rd would relocated to the new site.
Previous plans included five other retail tenancies to be attached to the Officeworks building.
According to a report prepared by planning firm Phillip Brunning and Associates, the medical centre would have six GPs, as well as three specialists covering physiotherapy, podiatry, psychology and diet on a rotating basis.
No franchise has yet been chosen for the fast food restaurant.
Owner Maketa Pty Ltd bought various neighbouring properties for more than $2 million in total to make space for the development.
The 6500sq m site has sat vacant for about a decade.
An application was lodged in 2006 to demolish flats on the land and multiple plans for the site have failed since.
Plans for four retail showrooms were approved by Port Adelaide Enfield Council in 2008 but never went ahead.
Different plans for a medical centre with a cafe were lodged in 2013, but that application lapsed.
A proposal to move Officeworks to the site was also knocked back by the council in 2016, before the latest proposal.
It was resubmitted again in 2017, before the latest changes to the proposal were made and lodged with Port Adelaide Enfield Council.
The development is out for public consultation until Tuesday, December 3.
