Works set to begin on $360 million, 10-year upgrade of Burnside Village later this year

Work is expected to start on a two-stage, $360 million upgrade of Burnside Village by the end of the year, as the centre aims to become a “signature fashion, food, dining and tourism destination”.

Work is expected to start on a two-stage, $360 million upgrade of Burnside Village by the end of the year, as the centre aims to become a “signature fashion, food, dining and tourism destination”.

Village owner The Cohen Group has lodged plans for the upgrade — which will be carried out over 10 years and take the centre’s footprint north to Greenhill Rd — with the State Commission Assessment Panel (SCAP).

Under the proposal, up to 130 new specialty stores would be added, including local, national and international brands, across two stages.

Tim Atkins, from Titanium Property, which is managing the project, hoped the revamp would help Burnside Village attract up to 7 million shoppers a year, up from 4.3 million.

“I’ve been working on this project since 2016,” Mr Atkins said.

“The proposal is designed to ensure that Burnside’s reputation as a relaxed and sophisticated village environment is preserved.”

Stage one would include a three-level building extending to Greenhill Rd, with 80 new specialty stores and a “luxury cinema” on the top level, and a dining precinct with space for up to 12 restaurants.

Those works were due to be completed by 2021.

As part of that stage, about 30 shops north of the centre, bordered by Sydney St and Greenhill and Portrush roads, would be demolished.

Mr Atkins said some stores may relocate to the centre — either permanently or temporarily — or move to another location.

“Some are leaving, some are taking temporary leases,” Mr Atkins said.

Existing businesses include Westpac, Bendigo Bank, ANZ, House and Garden, National Australia Bank and Australia Post, while a Bank SA office closed at the end of last year.

Around 100 existing carparks would be lost through works.

However, the centre would add a further 600 underground spaces, linked to the existing basement carpark.

Access would be off Sydney St and parking would remain free.

The stage one revamp would include an increased set back from Greenhill Rd, adding an extra lane and a wider footpath.

Traffic lights would also be installed at the corner of Sydney St and Greenhill Rd.

Mr Atkins hoped stage one would be considered by the SCAP in either April or May.

A second stage — dependent on the success of stage one — would extend the centre to the south and include 50 new specialty stores, a second supermarket, fresh food precinct and 350 carparks over two levels.

Those works might not occur until 2025.

The project is tipped to create 2780 jobs, injecting $297 million into the state’s economy.
