Two four-storey homes, built on the side of a hill, planned for Glen Osmond
The views make it one of the best spots in Adelaide – and now a developer wants to build two $1.35 million, four-storey luxury homes at Glen Osmond. But council staff aren’t convinced.

Two four-storey, multimillion-dollar homes with sweeping views of Adelaide would be built on the hillside at Glen Osmond, under new plans.
Luxury house designer The Galvin Group has lodged the plans for 85 and 85A Sunnyside Rd, totalling $2.7 million for the construction of both homes.
But Burnside Council’s development staff have deemed the homes to be non-compliant with the area’s development plan because they are more than 12m tall, so they have been sent out for public consultation.
Non-compliant developments are deemed category 3, meaning any member of the public can make a submission – not just neighbours.
The land was bought by Danuta Skalik-Wellalagodage for $550,000 in July last year.
The home at 85 Sunnyside Rd would have a pool, spa, two outdoor terraces, three bedrooms, a theatre room and a lift.
Only the top level, however, would be visible from the street front, with the bottom three floors descending down the hill.
A report by planning firm Future Urban argues that the homes are otherwise fitting for the area as they will be set further back from the street than is required and will not be imposing from the streetfront.
“The proposed dwelling has been cleverly designed to step down with the slope of the land and will, as a direct consequence, present to Sunnyside Road as a single storey dwelling,” the report read.
It said a “small portion” of the homes would be higher than 12m when measured from ground level, but it was only a “minor numerical departure”.
The plans are out for public consultation until Monday, July 27.
