Work is expected to begin on a $40 million Hackney Hotel redevelopment with management calling “last drinks” for this Saturday.

The pub, which has operated on Hackney Rd since 1883, will close its doors on Saturday, November 16, to start cleaning up the site and preparing for construction to kick off in January.

Under the plans, a six-storey complex with 27 apartments will be built, along with a 72-bed, four-storey hotel and six, two-storey “luxury sky townhouses”.

The hotel’s heritage-listed hotel will be retained and used as a front bar, while the second storey will be converted into a cafe.

The first stage of the works will start in January, includes a 125-bay car park, 27 apartments and commercial premises, including the cafe and a bottle shop.

The Hurley Hotel Group (HHG) sold the property to developer V-Three earlier this year after considering a joint enterprise.

Former business partners of the Hurley group and ex-Adelaide Crows footballers Mark Ricciuto, Nathan van Berlo and Bernie Vince have invested in the new proposal.

V-Three founding director Wayne Henry said the entire project – to be known as Botaniq – would take just under three years to complete.

“We’re pretty excited about the plans,” Mr Henry said.

“The luxury sky townhouses are unique to Adelaide, and will provide views to the Adelaide Oval.”

Mr Henry said there would be several weeks of “pre-construction preparations” before works begin in early January.

“There are a lot of complexities, like shutting the power off,” he said.

“It’s not as easy as closing the doors then digging a hole.”

HHG general manager Sam McInnes said it was time to move on after owning the hotel for seven years.

He said some Hackney staff had been deployed to other HHG-owned pubs while some had been made redundant.

Norwood, Payneham & St Peters Council’s development panel knocked back two previous plans for the site, including a $14 million proposal in 2016.

The State Government’s planning panel approved the development in August last year.
