Former Cappo Seafood Glen Osmond Road site at Parkside set for $37m apartment redevelopment
A former seafood factory on the fringe of the Parklands could be transformed into a $37m apartment and commercial development across two seven-storey buildings.

A former seafood factory at Parkside could be transformed into a $37m residential and commercial development, under plans lodged with the State Commission Assessment Panel.
Plans for the Glen Osmond Road site – which is home to the former Cappo Seafood warehouse and shopfront – include two seven-storey buildings with a publicly accessible pedestrian link between Chinner Avenue and the main road.
Each building would contain four ground level townhouses, 39 residential apartments and two levels for commercial tenancies.
The two-bedroom townhouses and residential apartments – all between one and three bedrooms – would all include a balcony or outdoor terrace.
A report prepared for developer Austar Group by planning firm Future Urban said the two-stage development’s design would assist in “creating a safe, secure and crime resistant environment”.
“As a result of the high-quality design, the specialist inputs, our site and locality inspection and our assessment of the proposal against the relevant provisions of the Unley (Council) Development Plan, we have formed the opinion that the proposal displays significant planning merit and therefore warrants Development Plan Consent,” the report said.
Plans show the identical buildings would also each contain 82 parking spaces and 59 bicycle parking spaces.
The car parks of both buildings would only be accessible from Chinner Avenue.
The 4087sq m site was previously used as a seafood and speciality foods warehouse and shop by Cappo Seafood.
In 2018, Cappo Seafood announced its plans to sell the site and relocate.
The property was sold in December 2019.
At the time, market sources expected the property to attract offers in excess of $7 million.
