Aldi applies to rezone land on Glynburn Rd for new supermarket metres from proposed Bunnings

Plans to build Aldi and Bunnings stores 75m down the road from one another have been slammed by eastern suburb residents who just want to “live in peace”.

A new plan which could see Aldi and Bunnings stores built almost side-by-side in Glynde is “bad news” for the neighbourhood, a local resident says.

After its initial proposal was rejected, consultant URPS, on behalf of the German supermarket chain, has proposed a code amendment for 19-26 Glynburn Rd, which would rezone 7423sqm of land to suburban activity centre.

The site currently includes a service trade premises and an office with residential properties to the northeast and west and the Glynde Lutheran Church to the north.

Just 75m up the road, Bunnings has lodged an application to build a two-storey, $48m superstore on the corner of Glynburn Rd and Penna Ave.

Despite community backlash, the hardware store development would “not have a negative impact on this site” with traffic signals proposed at the that street junction, URPS submitted.

In documents submitted to Plan SA, it stated the rezoning would “establish a more supportive planning policy framework for retail development” and the existing zone “does not reflect existing land uses and is discouraging development activity”.

URPS stated the amendment would unlock the development potential of the site, allowing for a 2000sq m “mid-size supermarket”.

It comes after Aldi’s earlier proposal was refused by the State Commission Assessment Panel in May, deemed a “significant departure” from development policies.

However, Glynde resident Merilyn Yemm said there were already three supermarkets within walking distance, another “is certainly not needed” and combined with a Bunnings store, it was “bad news” for locals.

Fellow Glynde resident Karen Devenport was concerned with an increase in traffic in side streets.

“These roads already see heavy traffic, with road users opting to take short cuts and avoid the busy Payneham and Glynburn roads,” Ms Devenport said.

“Speeding and hoon driving on these roads is already an issue for local residents.”

She also said the area is “simply not appropriate for a business of that size” and local residents should be left to “live in peace”.

“(Local) residents did not move in expecting the additional noise, lighting, and traffic congestion that a store will bring,” she said.

“Please, keep Glynde a safe and friendly suburb that supports small business and respects the rights of the local residents to live in peace.”

However, consultant GTA reported a supermarket would have a “minor impact” on the operation of Glynburn Rd and adjacent streets.

Another consultant, Deep End, argued a “mid-sized supermarket” would be “comfortably supported” by the local population and create a minimum of 25 full time positions.

In a letter to URPS, Norwood, Payneham & St Peters Council chief executive Mario Barone said the council was supportive of the plan but had concerns with traffic impacts.

Consultant Sonus said noise compliance from the applicant would prevent “annoyance, sleep disturbance and unreasonable interference”.
