Seven apartment Prospect Road complex development proposed

Amid a surge in developments in the booming inner-northern area, an apartment complex promises to bring “vibrancy” – and residents – to a surging street. See the plans.

An apartment complex could be built on a residential section of an burgeoning inner-northern thoroughfare in the latest development slated for the booming area.

The proposal would see the four-storey, seven apartment complex built at 263 Prospect Road, rising from the dirt of a razed block to nestle alongside a series of single and two-storey houses and opposite a barber and fitness centre.

The plans, lodged by Adelaide-based architect group Marchese Partners, say if approved the complex would add “vibrancy” to the area.

“The proposed development … (provides) increased residential capacity, adding vibrancy to the area, improving activation and liveliness and supporting the opportunity for expansion and growth of local business activity,” the proposal, written by Rose Park town planner group URPS, says.

The plans describe how the building’s height, at more than 15 metres, and storeys, require a special planning exception for it to be built as proposed.

It says the exception should be granted because the tallest part of the building is towards the back of the block and “uses negative space to reduce the building’s impact to the streetscape”.

The seven apartment complex, with a total of 15 bedrooms within it, would come with nine car parks.

“The proposed development … provides a high-quality, contemporary design which positively contributes to the streetscape,” the proposal says.

The proposal comes as development kicks off within the City of Prospect, and the council itself encourages a revitalisation of parts of the area – particularly along Prospect Road.

Two kilometres away on the same road, a proposal to redevelop a tired Foodland complex is ready to move into the next stage.

Those plans were first put forth in early-2018, but have dragged into 2022 – and will continue into next year.

Former Prospect Mayor David O’Loughlin said he hoped that development would start as soon as possible.

Owner George Velentzas had previously told The Advertiser the move to raze the existing Foodland and corner shops came as the “little supermarket and shopping mall” became an unviable retail model.

Mr Velentzas’s vote of confidence in the area came shortly before Prospect-native and developer Emmanouel Pishas coughed up a rumoured $4m to buy another Prospect Road plot.

Mr Pishas told The Advertiser he did not plan to develop it for five years, but when he did it would be home to “something Prospect has never seen before”.
