A 35-storey residential, commercial and retail building will tower over the Adelaide Central Market as part of a $400 million redevelopment of its arcade.
Adelaide City Council, which owns the site, today announced a partnership with Melbourne-based developer ICD Property to deliver the long-awaited project.
The tower will include specialty retail, food and beverage areas, a central public hall, public rooftop gardens, a 249-room hotel, 210 apartments, a supermarket, offices, 260 car parks and a childcare.
Adelaide Lord Mayor Sandy Verschoor said the development would bring an extra one million people per year to the market district and “would secure” the district’s future.
“It will complement and enhance the Adelaide Central Market as a world-class fresh produce market and visitor attraction,” Ms Verschoor said.
“We have a seamless transition between that new development and that existing Central Market and we bring new life right to the heart of the city.”
Demolition is set to start in May 2021.
Ms Verschoor said the council would work with the 61 arcade traders that need to leave.
“Our teams are also working to see if they want to relocate … so whether there are any other opportunities for them to work from the city,” Ms Verschoor said.

ICD Property managing director Matthew Khoo said he wanted to create “vertical city” that connected “the past with the future”.
He said it was an “honour” to redevelop such an important community asset.
“The Adelaide Central Market Arcade has been a prominent community space for 150 years,” Mr Khoo said.
“What we intend to do is enhance the existing structure by restoring and protecting heritage items and building complementary new assets that will become new amenities for the community to enjoy.”
The design, by Woods Bagot, will “seamlessly” blend with the existing market, which will be left untouched to create a continuous connection between the two.
Arches that were partially demolished in the 1960s will be reinstated on the Grote St facade.
Woods Bagot associate principal Alex Hall said the redevelopment would make Adelaide’s market district one of the best in the world.
“The Adelaide market dates back to 1869, when a group of local gardeners sold their wares without any structure other than gas lights and a fence,” Mr Hall said.
“A century and a half on, we’re looking to sensitively create a space that can carry that local entrepreneurial spirit forward.”
Adelaide Central Market Authority general manager Jodie Kannane said: “The redevelopment …will extend the market offer and provide a thriving mixed-use place, complementing the vital role of the Adelaide Central Market as a hub of food and culture in the city.”
Woods Bagot will now work on further detailed designs and start consultation with key stakeholders.
ICD property plan to lodge formal plans with the State Commission Assessment Panel in mid next year.
During construction, 260 parking spaces at the old bus station on Franklin St will be released to make up for those lost during construction.
