A multi-million dollar application for a five-star hotel in the heart of the Barossa Valley has been lodged with the state government’s assessment panel.

The $25m development slated for 252, Murray St, Tanunda, will have 141 rooms and six luxury villas, a function centre, restaurant, shops, a gym, and an outdoor barbecue area.

The plan incorporates aspects of the existing property and vineyard, including turning a cottage into a cafe and using barns for the on-site cafe, toilets and seating.

The high-end hotel could be taken over by a major international brand once complete, according to Outhred English planner John Outhred.

“One of the 16 major international accommodation companies may lease the development and decide on a name from there,” he said.

Mr Outhred said construction of the complex will likely begin next year, pending planning approvals.

“It’s in such an ideal location, just outside Tanunda and central to the other major Barossa towns at Angaston and Nuriootpa, it will indirectly be a big boost for Tanunda,” he said.

Planning documents state the hotel will be “a significant economic driver for the Barossa which will fill a market gap in the tourism sector” and promise more jobs for the region.

Other buildings on the 9.4ha property will be dedicated to immersive natural experiences and events connected to Barossa food and wine.

The application seeks to change the Rural zoning of the site, which comrpises mostly vacant land and historic vineyards, for the development to go ahead.

It acknowledges the proposal is for a primary production area, but states buildings will be constrained to single storey to keep with the surrounds.
