New Airbnb data reveals the Adelaide suburbs that are hot little earners for hosts

New data reveals what your suburbs Airbnb profit potential might be as some South Aussies prepare their holiday rentals for a big Easter surge.

A swing in the kitchen may not be your thing but it’s one of the quirks that works in this Adelaide Hills Airbnb that has become a neat, little earner for South Australia’s top-rated host.

Scott Hruska has two very popular Airbnb listings on a private farm in Bridgewater, which new data from Airbnb reveals is a location that can earn potential hosts up to $3293 a month.

That’s well over the $2430 monthly average for Adelaide hosts – the second highest Airbnb earners of the nation’s capital cities behind Sydney ($3041).

“It pays the bills but you have to be aware of the hours you put in, especially if it’s something as complex as two properties on a 30 acre farm like this,” says Mr Hruska, 44.

While he would not disclose the earnings from his Luxury Private Farm Escape ($611/night) and Tiny Home Private Escape ($420/night and currently off the market for renovations), he did say they were above the norm.

Mr Hruska’s top tips for Airbnb success include providing guests with an engaging and challenging space curated beautifully to “showroom” condition and be accommodating at all times. “We had guests come by helicopter once and we said ‘yes – no problem – we’ll put the cows in the shed’.”

An Airbnb host since 2012, Mr Hruska is the top-rated Airbnb ‘Superhost’ in SA and is ranked among the top 50 in Australia.

Superhosts must have a 4.8 star or higher overall guest review rating in the last 12 months, cancel less than one per cent of their bookings, and respond to 90 per cent of new messages within 24 hours.

Mr Hruska says now is the time to capitalise on the surge in local demand as South Australians look local for holiday destinations due to COVID-19 international border closures.

Airbnb’s What’s My Place Worth online tool has been released this week and calculates potential monthly income for a suburb or town based on booking data from the past 12 months for entire home listings with a guest capacity of four.
