Two Wells Town Centre development unveiled in booming SA township

Plans for a new $150m-plus retail town centre in one of the state’s fastest growing areas have been unveiled.

Local developer Leyton Property is partnering with Adelaide Plains Council on the development, which will include a mix of retail, healthcare, commercial and community spaces, along with landscaped open spaces.

It will be developed on a 8ha site bound by Port Wakefield Highway, Old Port Wakefield Rd and Wells Rd, and will integrate with the town’s historic main street.

The local council acquired the site in 2022, and selected Leyton Property as its development partner following an expressions of interest campaign run by Alinea Group and Leedwell Property.

Leyton Property managing director Hamish Brown said the development would deliver a “vibrant and exciting place” for local residents and the broader Adelaide Plains community.

“The Two Wells Town Centre will include a full-line supermarket, healthcare, hospitality, convenience and large format retail, and a range of community-focused service and amenity offerings as well as incorporate improved pedestrian connectivity throughout the town centre,” he said.

“A key element of this pedestrian-centric experience includes a vibrant town square as part of a new dining and entertainment precinct, integrating the new town centre with the historic main street to stimulate further renewal.

“This will create a highly desirable destination for the community to gather, entertain and connect.”

Construction is expected to start next year and be completed in stages from 2026.

The population of Two Wells - located about 40km north of Adelaide - has increased by close to 30 per cent over the past five years, making it one of the state’s fastest growing areas.

Nearby housing developments include Walker Corporation’s $3bn Riverlea estate which will deliver more than 12,000 new homes, and Hickinbotham’s $1.2bn Eden and Liberty project which is adding more than 3000 homes in Two Wells.

Adelaide Plains chief executive James Miller said the town centre development would support the surging population in Adelaide’s north, and would adopt the latest environmental innovations, including renewable energy and water recycling, in order to minimise the development’s carbon footprint.

“Adelaide Plains Council is driving a number of critically important projects across the region to support the unprecedented growth we’re experiencing,” Mr Miller said.

“The Two Wells Town Centre plays an integral part in our overall strategy and will deliver an outcome that not only meets the needs of our rapidly expanding community but also fosters a thriving environment for everyone to enjoy.

“We are delighted to be working with Leyton Property who shared council’s vision for creating one of SA’s most exciting town centre developments.”
