Luxury entrepreneur Tim Gurner will stop at nothing to build his empire and the surging luxury home market is the latest arena in the Melbourne property developer’s sights.

Luxury entrepreneur Tim Gurner will stop at nothing to build his empire and the surging luxury home market is the latest arena in the Melbourne property developer’s sights.

He is looking to take his eponymous brand deep into the top echelon of the housing market, and is launching a project in up-market Armadale in Melbourne that will become the first in his new boutique division.

The $35m development is a harbinger of the entrepreneur’s plans to build up to eight luxury housing sites each year as his company develops an in-house capacity in the area.

The entrepreneur’s brand already has a good name in Melbourne, thanks to high-profile projects like Saint Moritz in St Kilda and he is now hoping to replicate that success on a scale with homes planned for up-market suburbs, first in Victoria and then nationally.

“Those who know me well know I am obsessed with luxury design and pushing the boundaries of what is possible, and we want to now create Australia’s best homes in prime suburbs and take what’s possible to the next level,” Mr Gurner says.

“There are a couple of great operators in the space, but not many that have delivered the amount of luxury homes we have in the past – from start to finish – and we see this as a big gap in the market.”

Only select customers have experienced small-scale Gurner projects, as he has become known for large precincts like a $1.25bn Surfers Paradise mixed use project.

“We have done a few homes for friends and family, and it has been an incredible process for our amazing team to do something really special – from Hamptons-inspired coastal residences in Flinders to classic modern in Toorak – the brand and design team can stretch across the spectrum,” he says.

“For years we have been fielding requests by our clients and partners to bring our unique luxury design perspective to the bespoke luxury home market. As we are now diversifying into many different markets and asset classes, it feels like the right time to start playing in this space.”

Mr Gurner is already immersed in luxury apartments, a burgeoning hotel chain, conversions of historical properties and build to rent towers. He has even pushed into wellness as he looks to expand his brand.

Just this month, his firm unveiled plans for the former home of celebrity nightclub Eve, where he is planning a $250m development. With a permit for a 40-level tower now in place, Gurner will also build a sky-high rooftop bar atop that luxury project.

Gurner Luxury Homes will be an end-to-end boutique development and construction business for high-end luxury homes.

Under the new brand, Gurner will apply its unique design and development signature to bespoke townhomes and luxury single dwellings, building the projects in-house.

The first project to launch under this banner, located in sought-after Huntingtower Rd in Armadale, has been submitted to council this week and consists of six luxury homes with an end value of over $35m.

The proposed homes will include three bedrooms, three bathrooms, a study, private garage, pool and rooftop terrace, designed by Wolveridge Architects and with Myles Baldwin curating the landscapes.

The developer now has ambitions to build six to eight boutique projects using this model annually.

“For us it’s all about finding the right location for our clientele and applying our own Gurner edge and aesthetic to each unique site,” he says.

His focus on multi-residential and mixed-use precincts, alongside newly formed arms spanning hospitality, wellness, hotels and operations, is undiminished, but his passion for the new area shines through.

“I have been delivering high-end penthouses and luxury multi-residential homes for over 15 years and particularly in the past six years we have been moving more into the bespoke space, working with our penthouse buyers to completely customise their dream homes from an off-the-plan shell,” Mr Gurner says. “I’m really excited to be able to take that knowledge and personal passion for design and apply it to the boutique market in an uncompromising manner.”
