Playford Council divides huge Munno Para development site into four blocks and lists them for sale after Kaufland exit

Another huge development site abandoned by supermarket giant Kaufland has hit the market – and Playford Council is subdividing it to maximise the potential sale price.

Playford Council is having another go at selling a high-profile development site at Munno Para after German supermarket giant Kaufland walked away from an $8.2 million deal to acquire the property.

The former site of the Munno Para Bowling Club was to become home to a $24 million supermarket before Kaufland’s decision last September to focus on other sites across Adelaide.

It later abandoned plans to enter the Australian grocery market altogether.

The 2.74ha site on the corner of Main North and Curtis roads was listed for sale earlier this year for $7.2 million.

The council has since decided to offer the site in four smaller land parcels, ranging in size from 5000sqm to 11,000sqm.

Priced from less than $1 million for the smallest block to $4.29 million for the largest allotment, the four parcels of land are expected to sell for a total of $8.2 million.

City of Playford city assets general manager Simon Blom said by offering the land in smaller sizes, the council expected to field strong interest from a wider range of developers.

“The City of Playford views this as a key strategic site and we are prepared to be flexible for the right development,” he said.

“Council is keen to see proposals for the development of the site for commercial and retail uses that will complement and benefit the surrounding residential areas, and achieve the commercial and employment outcomes desired by council in line within the current zoning.”

A concept plan for subdivision of the site has been prepared, proposing a major 11,000sqm allotment stretching more than 150m along Main North Rd.

McGees Property director James Juers, who is leading the sale campaign, said the site’s commercial zoning allowed for a range of developments including offices, bulky goods retail, services station, shops, education and medical uses.

“The site represents an excellent opportunity for developers and occupiers to capitalise on the fantastic exposure and excellent accessibility afforded by the unique dimensions of the site, and to cater for the local and passing demand for commercial and retail services in the district,” he said.

Last month Influencers Church listed for sale a 3.2ha site near its Paradise home, which had also been in Kaufland’s sights prior to its exit from Australia.

The Paradise site was expected to become Kaufland’s third store in South Australia, with early demolition and construction having commenced at its two other sites on Churchill Rd at Prospect and on Anzac Highway at Forestville.

Those two sites are currently on the market, with speculation the State Government is closing in on an acquisition of both.
