Fruit and vegetable foundations of new Kent Town development

A prime Kent Town multistorey office is being built by prominent, SA fruit and vegetable wholesalers, the Raschella Family

CONSTRUCTION is currently underway on Kent Town’s first multistorey office building in several years.

The prime development is being built by prominent, South Australian fruit and vegetable wholesalers, the Raschella family. Pivotally, the build is going ahead without any tenant precommitment albeit amid heightened interest from companies eager to secure rare high quality office space in Kent Town says leasing agent Andrew Ingleton from Savills Australia.

Number 97 King William Street, which lies halfway between Bunnings and the soon to be renovated Maid and Magpie Hotel is set to become a chic, five level office building that captures the true essence of cosmopolitan Kent Town through exquisite design, style, and amenities Mr Ingleton said.

The property will feature three levels of light-filled offices with high ceilings, with each floor around 330sq m. The building will have 20 on-site basement carparking spaces and a ground floor food and beverage retailer, providing further ease and amenity for the companies above.

The car park will be accessed from the rear, with the office entrance and ground floor retail on King William Street, maximising the building’s street presence.

Agents Andrew Ingleton and Zandra McGee have been exclusively appointed to lease the entire building on the Raschella family’s behalf.

“The Raschella Family have owned the site for years and intend to maintain long-term ownership of the building,” Mr Ingleton said. “As a result, a remarkable amount of care is being placed into the building’s design and finishings, and really shows the owner’s intention of creating a truly premium building,”

Each office floor will have balconies on the northern and southern sides of the building, providing fresh air and energy efficiency through natural ventilation.

“The office floors are perfect for small to medium size enterprises and can be tenanted as whole floors or split into two,” said Ms McGee. “We expect to receive interest from a wide spectrum of industries.”

“Kent Town has always been attractive to financial services firms, but we’re seeing an increasing number of design, technology and general consultancy firms wanting to be located here for the easy access to the eastern suburbs and CBD.”

97 King William is expected to be completed by the end of March 2020.
