Pelligra unveils plans for sports arena, innovation hub in Elizabeth

One of the nation’s biggest property developers has struck a deal that he says will transform the heart of one of SA’s biggest suburbs.

Property magnate Ross Pelligra has unveiled plans to transform the centre of Elizabeth with development of an ice and multi-sports arena and an innovation hub for start-ups and high-growth companies.

The Melbourne-based Pelligra group is poised to acquire two parcels of land in the Elizabeth CBD from the City of Playford, which has been seeking development partners to revive the centre of the northern suburb since the middle of last year.

Pelligra is planning to build a sports entertainment venue on the corner of Main North Rd and Philip Highway, featuring an indoor ice sports arena, rock-climbing facility, two indoor sports courts and gymnasium, as well as a restaurant and hospitality tenancies.

The property group has plans to build a similar facility in Marion, and in recent years has expanded its sports business with the acquisitions of the Adelaide Giants and Adelaide Lightning. Pelligra is also understood to be nearing a deal to take over Adelaide United after acquiring Italian soccer club Calcio Catania.

Mr Pelligra said Elizabeth and the surrounding area was a “true catalyst destination” in the north with strong growth prospects and investment opportunities.

“Our commitment to delivering a multi-use sports and entertainment hub is an extension of Pelligra’s maturing sports and entertainment business, established to connect the community with opportunities in sport,” he said.

“Our investment is a true testament to that vision.”

Mr Pelligra has been investing heavily in South Australia since acquiring the former Holden site in Elizabeth in 2017, snapping up office, health, industrial, recreational and development properties as well as sporting organisations.

Mr Pelligra said the planned office and innovation hub of up to eight storeys would be built next to the multi-deck car park on Main North Rd, and would offer space for entrepreneurial start-ups, high-growth companies and accelerator programs, as well as a hospitality venue and landscaped forecourt.

“We feel our commitment responds to the confidence and observed growth in defence, technology and future industries establishing in the north and believe the asset will represent a central incubator for great outcomes,” Mr Pelligra said.

Playford mayor Glenn Docherty said the two projects would help the council achieve its ambition of creating a vibrant city centre in the north.

“We are excited to have a developer with the credibility and reputation of Pelligra to share in our vision and see the potential of the north,” he said.

“These well-advanced proposals tick the boxes in terms of providing entertainment and business opportunities in the heart of our city.”
