A luxury penthouse in the heart of the Adelaide CBD offering views of both the city and surf is expected to set a new $10m record amid heightened buyer interest and rising prices.
The residence will be the crowning jewel atop ICD Property’s 37-storey Market Square tower planned as part of the $400m rejuvenation of the precinct in collaboration with the City of Adelaide.
Designed by Woods Bagot, the apartment offers four bedrooms and three bathrooms across 935sq m, with panoramic views of the CBD, Adelaide Hills and coastline.
A blend of indoor/outdoor living is encouraged, with more than 30 per cent of the apartment being outdoor space.
Two three-bedroom sub-penthouses on level 36 are also available, starting from $5.2m.
Owners will have access to premium amenities within the tower, including a lobby bar, library lounge, wellness space, cinema room, outdoor kitchen and digital concierge.
Three Sixty Property Group founder and managing director John Meagher has been charged with brokering the sale, noting the lifestyle element is unable to be replicated anywhere else in the city.

The reimagined Market Square precinct, positioned between the bustling Gouger and Grote streets, is aimed at creating a “zero-minute city”. On the doorstep of the residential tower is significant new office space and the Grand Market Hall, which will offer specialty retail, with curated picks offering the best of South Australia’s makers and purveyors.
It is also near Her Majesty’s Theatre and Victoria Square, providing access to top restaurants, cafes and city events.
It is set to begin construction next year and take three-and-a-half years to complete.
Adelaide’s property market has grown 20 per cent since October 2020, gaining 2 per cent in the last month alone.
