Hub Adelaide to relocate to expanded premises

The popularity of the co-working trend continues with Adelaide’s original hub making a move to Pirie St, with plans to triple its footprint.

Hub Adelaide will relocate to an expanded site in Pirie House later this year after signing up for close to 2000sq m of space in the historic building.

The co-working operator will almost triple the size of its flexible workspace footprint in the city by moving to the new premises.

Since its launch in 2013, Hub Adelaide has been operating from a 760sq m space on Peel St, which caters for 150 members.

The new co-working space will accommodate 350 members when it opens in September.

Hub Australia chief executive Brad Krauskopf said the decision to relocate to an expanded site followed strong demand for flexible workspaces.

“Our existing space has been happily occupied at full capacity every year since opening in 2013, so we know Hub’s flexible product and hospitality-led service is well received by the Adelaide market,” he said.

“We’ve seen a spike in inquiry for flexible workspaces as employee demands evolved since the onset of Covid-19, so we’re driving an expansion that will deliver best-in-business amenities across three storeys.

“It’s an exciting time for Hub and also Adelaide, as we create one of the largest premium flex spaces in the city. From scaling start-ups to larger corporates, Adelaide executives are recognising they need to embrace flexible workspaces to attract and retain talented staff – we believe that offering them a future-ready, premium workspace will help achieve this.”

Mr Krauskopf said large, blue-chip corporates had already expressed interest in the new site, where other Hub Adelaide members including PEXA, Xero and a number of local start-ups and other businesses will move in September.

Pirie House owner Pelligra Group and Hub Adelaide have entered a “hybrid lease arrangement”, which will involve Hub Adelaide managing building amenities including a cafe and meeting spaces.

Hub Adelaide’s fitout has been designed by global workplace design company M Moser and will feature a range of desks, offices, suites and meeting rooms.

A cafe, kitchen, podcast studio, parents’ space and “hotel-style” end of trip facilities will also be on offer to members.

Current members will move to the site in mid-September before an official opening to new members in October.

Pelligra paid $14m for Pirie House in 2019, and has since undertaken a multimillion dollar refit of the building, including a restoration of the facade which dates back to 1878.

Adelaide law firm Mellor Olsson relocated to 1800sq m over two floors of the building last year.

JLL senior executive James Parkyn, who brokered the deal with Hub Adelaide, said the high quality of the refurbishment “provided the perfect platform for Hub Australia to expand their Adelaide footprint and cater for the growing demand from tenants seeking premium flexible workspaces”.
