Looking for a new adventure? A 4WD driver training provider, historic country pubs and a popular wedding venue are among businesses currently for sale in South Australia. Here’s some of the city and regional opportunities on offer.
Adventure 4WD
Adventure 4WD is South Australia’s longest serving, dedicated 4WD driver training business, established in 1993 by owners David and Rose Wilson.
In the thirty years Adventure 4WD has operated, the business has coached tens of thousands of government, industry and recreational drivers in the craft of using 4WD and ATV/UTV vehicles.
After thirty years in business, the Wilsons are moving onto their next chapter, leaving behind a business they say has a great reputation and excellent profitability.
The business comprises of several parts including 4WD driver training and ATV/UTV rider training for government and industry clients, weekend programs for recreational 4WD owners and a rental division supplying short and long term hire of camper trailers, camping equipment and satellite phones.
It has leased office space in Collinswood, and a leased and exclusive training track in the Barossa Valley.
Lyndoch Hotel
Lyndoch
Lyndoch Hotel in the Barossa Valley has been listed for sale for the first time in five years.
The single storey venue, 60km north-east of Adelaide, is located on the town’s main street, and features a main bar, dining room 15 gaming machines, accommodation, function room, alfresco areas and a bottle shop.
According to its selling agent, the venue has generated “strong trading results over many years” and is currently run under management.
“The Lyndoch Hotel is a fantastic opportunity to operate your own hospitality business and enjoy the benefits of the iconic Barossa Valley, a world acclaimed tourist wine region,” the selling agent says.
Jagger Fine Foods
Adelaide
With a prominent location in the Adelaide Central Market, Jagger Fine Foods is for sale for the first time in seven years.
The gourmet food stall was established in 1999 and trades five days a week, showcasing local South Australian producers.
Jagger sources locally produced and specialty products, and was purchased by the current owner in 2016.
According to selling agents, sales have been increasing year-on-year in recent times.
“This business continues to shine and has created a loyal following of customers,” the selling agent says.
“With a prime location in the Adelaide Central Market, this is a vibrant, well-established business with a great reputation and is a perfect opportunity for a working owner or couple.”
Jagger operates with one full-time working owner and two casual staff.
Sfera’s Park Suites & Convention Centre
Modbury
It’s long been regarded as the sparkling jewel of Adelaide’s northeast, known for lavish weddings, opulent Christmas parties and deluxe spa suites.
But after almost 25 years of operation, Sfera’s Park Suites and Convention Centre in Modbury has been listed for sale.
The sale includes the freehold property and business.
Occupying a 5,725sqm corner site near Civic Park, the newly renovated, multi-purpose venue offers five function and event rooms, catering for up to 460 seated and 950 people cocktail style.
There area also 22 accommodation suites.
Selling agent Ben Parkinson, of JLL Adelaide, said interest was likely to come from groups looking to take over the business, as well as developers interested in delivering more housing in the area or redeveloping the existing buildings.
Salena Estate

Salena Estate, one of the country’s largest organic wine producers, recently hit the market in the Riverland.
The brand was established by the Franchitto family in 1998, and currently produces around 10,000 tonnes of predominantly red wine each year, with the majority sold into export markets across Asia, the US and Europe.
Included in the sale are 191.5ha of vineyards across the main site at Bookpurnong, between Loxton and Berri, and at a second property at Lyrup, just outside Berri.
Managing director Bob Franchitto said it was the right time for the family to sell the business as he neared his 65th birthday.
“It’s time to ease back a bit and slow things down a bit,” he said.
Salena operates a modern winery with a total storage capacity of about 17 million litres. There is also a bottling and packing line, which processes about 4500 bottles an hour, and a distillery which produces gin and vodka products under the Lock4 Distillery label.
A new cellar door and restaurant, Cucina 837, opened in October 2019.
Pear Tree Hollow

A picturesque Inman Valley estate offers buyers a place to live as well as a business generating income from accommodation on the sprawling property.
Known as Pear Tree Hollow, the 3ha property has a three-bedroom country-style home, a quaint cottage currently used as a bed and breakfast, and two glamping tents also used as holiday accommodation.
Current owners Michelle and Peter Skurray bought the property eight years ago.
The accommodation generates about $78,000 a year. Native trees and flowers grown on the property generate additional income.
Other standout features of the property include a secret garden with saddlery and blacksmith shelter, as well as a quirky shop.
It is completely off-grid with solar and wood fired hot water, water tanks and a dam with extensive taps and irrigations systems.
The property is also home to chickens and a family of alpacas, which Ms Skurray said they were willing to leave behind if the buyers wanted them.
Coburn Hotel

The historic Coburn Hotel is the first pub you’ll cross in South Australia when driving over the border from Broken Hill.
Located 50km west of Broken Hill, the outback pub was established in 1889 and is currently being run by a small number of local volunteers.
Accommodation options on the site include two double guest rooms, one twin share room and three single rooms. A manager’s quarters features a private ensuite.
Selling agents say the venue is located directly opposite a popular caravan park, making it a prime destination for passing holiday trade.
“Whether you’re a first-time pub owner or an experienced investor, this historic building is the perfect opportunity to make your mark on the local tourism industry,” they say.
The Wine Vine Hotel

The boutique hotel is located in the heart of the state’s premier wine region and features 40 rooms.
It was recently refurbished, and according to the selling agent, provides the ideal base for travellers to the Barossa Valley.
“It’s an outstanding opportunity to own an asset in this iconic tourism destination,” the selling agent says.
“It’s a significant 13,158sq m site with substantial development upside.”
The business is estimated to generate an annual net operating profit of $950,000.
Hahndorf House Bed and Breakfast

It’s been an icon in the Hills wellness industry for close to two decades, offering luxe accommodation, a day spa and yoga retreats.
But owner Damir Jelic is now looking to part ways with the Hahndorf House Bed and Breakfast on Auricht Rd.
Offers in excess of $3m are currently being sought for the 1930sq m property, which includes all business rights and furniture on a walk-in, walk-out basis.
Each of the villas at the property is free standing, fully self-contained and come with fire places and double spas.
An in-house day spa, complete with an indoor lap pool, is also featured, as well as an in-house yoga studio.
Mr Jelic, who purchased the property in 2007, said he built the business from the ground up.
“Saying goodbye won’t be easy as in the end, I will still be heartbroken and I built this place from scratch.”
