The historic Union Hotel, a small bar in the East End and a popular suburban Greek restaurant headline the latest crop of businesses to hit the market in SA.

The new year has brought new opportunities for South Australians looking to take on a new venture, with a raft of businesses across the state hitting the market over the summer.

We take a look at some of the newest and more interesting opportunities, including historic pubs, multimillion dollar wineries, a small bar in Adelaide’s East End and a popular suburban Greek restaurant.

NEW LISTINGS

UNION HOTEL

PRICE: $990,000

The historic Union Hotel in the Adelaide CBD is on the market for close to $1m, offering investors the opportunity to take over one of the city’s best known pubs.

The leasehold and business is up for grabs, described as the “best gastropub in the Adelaide CBD” by its selling agent.

Operating since 1856, the Union is located in the burgeoning Waymouth Street hospitality precinct and includes a main bar, gaming room, restaurant, modern kitchen, upstairs function room and offices.

A favourite for after work drinks, the venue includes outdoor spaces and is being offered with a new 30-year lease.

It generates annual turnover of more than $2.7m according to the selling agent.

MR GOODBAR

PRICE: Price on application

A relative newcomer to Adelaide’s hospitality scene, Mr Goodbar opened in 2016, introducing a “deep southern soulful vibe” to the city’s East End.

The two-storey cocktail bar overlooks the cafes and boutiques on Ebenezer Place and was designed by award-winning architects Studio Gram.

The “tongue in cheek quasi-spiritual vibe” includes an altar to Saint Amand – the patron saint of bartenders, while faces of blues and soul icons watch out over snug booths.

Downstairs, an aperitif bar serves amaro, vermouth, Americanos, Negronis and bottled cocktails, while the upstairs space features the main bar, booths and a sunken area with intimate nooks and communal tables.

Heritage windows provide natural light over the split-level space.

A small menu of bar snacks includes Jamaican beef patties, crab cakes, cheese plates and charcuterie plates.

The business is being offered for sale ahead of the Adelaide Fringe - the busiest time of the year for the East End.

KEFI GREEK CUISINE

PRICE: $159,000

One of Adelaide’s best known Greek restaurants has hit the market.

Kefi was established in Adelaide’s western suburbs more than 15 years ago and has since been one of the city’s favourite Greek establishments.

Known for its generous serves and quality food, the traditional Greek restaurant is open from Thursday to Sunday, trading a total of 18 hours a week.

Licenced for 40 patrons, the venue has “plenty of upside” according to its selling agent, and comes with “strong sales figures”.

PETALUMA AND KRONDORF WINERIES

PRICE: Expressions of interest

Accolade Wines is selling the Petaluma and Krondorf wineries and moving production to other sites.

The company is moving production of Petaluma and Croser to the company’s Hardys Tintara Winery in McLaren Vale - the company’s “spiritual home” - while Grant Burge will be made at Tintara and St Hallett.

The winemaker has appointed wine industry specialists Langley & Co to sell its Petaluma winery, vineyard and cellar door in the Adelaide Hills and its historic Krondorf winery and cellar door in the Barossa Valley.

Built in 2015 and set on 33ha in Woodside, Petaluma is the largest winery in the Adelaide Hills with a 2000 tonne vintage capacity.

It includes two large warehouses, a bottling hall and a contemporary cellar door as well as a 10ha vineyard.

Krondorf in Tanunda includes a 3000 tonne capacity winery and cellar door on about 6ha.

Petaluma is expected to sell for between $6m and $10m while Krondorf is tipped to sell for more than $3m.

Expressions of interest close on February 26, unless sold prior.

WOOLSHED RESTAURANT

Located in an authentic Australian woolshed within the historic Rawnsley Park Station, the Woolshed Restaurant is on offer to new operators.

The business opportunity is being pitched as “ideally suited to a foodie couple”, with a three-year licence being offered and the potential for a longer term agreement.

The restaurant offers modern Australian cuisine and has been operating for more than 20 years.

Operator and staff accommodation is available on-site, with the new operators expected to take over the restaurant in March.

Fully licensed, the restaurant is open for dinner five days a week, and can cater for functions including weddings, birthday parties and corporate events.

Rawnsley Park Station, on the southern face of Wilpena Pound, was settled as part of Arkaba Station in 1851.

HUNGRY JACK’S PORT PIRIE

PRICE: $790,000

Those who believe the burgers are better at Hungry Jack’s are being offered the rare opportunity to take over one of the chain’s 330 Australian restaurants.

Competition for the Port Pirie outlet is expected to be hot given major fast food franchises like Hungry Jack’s are rarely offered to the market, and just 20 per cent of Hungry Jack’s stores are franchised.

In Port Pirie, the restaurant is run under full management, and would suit owner-operators prepared to move to the town, according to the selling agent.

Comprising a restaurant and drive-through outlet, the facility also includes an undercover playground and generates “strong constant sales” with “good potential for sales growth”.

COLD ROCK GLENELG

Offering more than 3000 different flavour combinations, Cold Rock Ice Creamery has become a major franchise across Australia with more than 90 stores across the country.

The Glenelg outlet, located in the heart of the popular seaside suburb, offers a local sweet tooth the opportunity to scoop up one of the chain’s local stores.

Cold Rock offers a range of premium ice cream, low-fat ice cream, gelato and sorbet flavours, allowing customers to mix in gummy bears, Kit Kats, Flakes, brownies, Freddo Frogs, Maltesers and a range of other mix-in treats.

At Glenelg, Cold Rock offers indoor and outdoor seating, and a walk-in freezer, and currently operates seven days a week, from mid-morning until late at night.

The selling agent says an owner-operator would save on staff wages given the store is currently run under management.

Training is provided, with no prior experience needed.

WOOLSHED INN HOTEL MOTEL

Bordertown in the state’s south-east is best known for being the birthplace of former Prime Minister Bob Hawke - a man who didn’t mind the odd pint.

In his home town he would have had the choice of two pubs - the Bordertown Hotel and the Woolshed Inn Hotel Motel, which was recently put on the market.

The Woolshed comprises two dining rooms, a gaming room with 20 machines, commercial kitchen and recently upgraded plant and equipment.

A front bar area offers plenty of space for customers while a large room adjacent to the bars has two large pool tables and additional seating.

The property is also home to a drive-in bottle shop, office, 11 modern motel units and on-site customer parking, with the vendor recently investing in a number of upgrades at the venue.

The freehold and business is on offer to buyers, with the selling agent suggesting it would suit a family, one or two couples or sole trader.
